1. Change in rules allowing corporate ownership of large volume of housing. Done after 2008 housing crises. Cheap credit for real estate entities added fuel to this.
2. In California housing regulations on zoning, environmental, etc that discriminates against single family, and favors high density and increase cost.
3. Making forecloses basically impossible through leaning on banks.
4. Inflation - cost of building has doubled in last 10 years.
5. Lack of inventory. Some of it is people not moving.
One guru at a seminar described the interest rate levels as super artificially low compared to historical levels. And he did not believe we would see interest rates that low ever again, The rise in interest rates have slowed the market. Unfortunately super low interest rates have been proven to be an economic disaster. And many people can’t afford to move, since the low interest rate they have can’t be moved to a new house.
in California there’s a huge housing shortage because new homes are not being built in the quantity they used to be. part of It is takes so long to build, and a huge cost, it’s just too much of an economic risk.
plus, there has been a lot of consolidation in the home builders / developers. Cheap money fueled a huge amount of Rollups with private equity / hedge funds driving this.
And there is the entire loan / bank issue with lots of mergers. Too big to fail.
Airbnb’s drove the housing prices in done areas, but that is getting weaker in some areas such as lake arrowhead. A flip a seller thought he would get a million for, is now listed for $700k for example.
My economic swag is there won’t be much change in the housing market in California.

What I see in a lot of the communications I receive is not so much based on religious views per se but the belief that anyone who opposes Muslims must be the friend of America. If only life were that simple, eh? They just want problems to go away, without having to think how problems arose and what alternative solutions there might be to genocide.
How we form our opinions is a bit like making sausages: a very messy and unappealing process! We all like to think that we use pure reason but there's always a massive amount of emotion and bias involved too. I know from personal experience that it's very hard to admit when I am wrong and it's so tempting to double down.
